Management Fee
All new property management clients are assessed a one-time administrative fee of $200.00. Thereafter a monthly management fee of 10% is due and payable as rents are received. Management fees may be waived on vacant property.
Vacancies
We will diligently advertise and show vacant property to attract potential occupants. We will also make every effort to retain good tenants to keep vacancies to a minimum.
Leasing
We have a vested interest in leasing only to qualified individuals. We have a three point system in place to thoroughly investigate criminal, financial and rental histories. Applications must be submitted for all potential occupants, 18 and over, for any property managed by Ewauna Property Management.
Occupancy
Upon executing a new lease, the property manager will accompany the new tenant on an inspection walk through. This extra step provides the opportunity for a thorough understanding of the rights and responsibilities of the tenant, the owner and Ewauna Property Management.
Security Deposit
Security deposits for each property are collected in an amount equal to a full month’s rent. Security deposits are not to be confused with a Last Month’s Rent, which may be an additional collection under warranted circumstances.
All deposits are maintained in a Trust Account, as required by the State Real Estate Regulations. These funds are held in trust until they are either refunded to the tenant upon successful completion of their lease agreement, or are forfeited to cover expenses caused by lease violations or damages.
Rent Collection
All rents are due and payable on the first of each month. Late fees are assessed and collected on a scale customized to each property. Late fees accrue immediately and all rents and late fees not paid by the 10th of the month may initiate eviction procedures. Defaults may also incur additional deposits.
Rents are deposited into a general operating account and are disbursed to owner at owner’s discretion. A balance of at least $300.00 is to be maintained in the operating account and held for emergency and/or routine property repairs.
Property Inspection
Our service to you does not stop with lease agreements. We monitor the property and frequently drive by for visual inspection. When warranted, we will also make announced inspections for the protection of the property, and help reduce criminal activities. We will also conduct a yearly maintenance inspection and will inform you of our findings and recommendations.
Repair and Maintenance Services
Maintenance is the best protection of your investment. Routine repair and maintenance will be performed as needed. Our contractors are carefully screened to provide efficient professional service. Any repair (routine or emergency) exceeding $300.00 will be pre-approved by the property owner before work is initiated.
EmergencyRepairs
To protect the property from further damage, emergency repairs will be initiated and not delayed. You reserve the right to schedule and control any part of repair and maintenance responsibilities. For any repair exceeding $300.00, we will obtain written estimates and present them to you before we proceed.
Accounting Services
With the exception of routine or emergency repairs not exceeding $300.00, all transactions are pre-approved. We will provide you with monthly and yearly statements, detailing all activity on your account.
Cleaning Policy
All properties will be thoroughly cleaned before tenants take possession. Exiting tenants are responsible to leave the unit in the same condition when vacating as when they took occupancy, including professional carpet cleaning. A final walk through with Ewauna Property Management is required for any deposit refunds.
